Our Comprehensive Tenant Build Out Process

- Contractual Agreement & Design Review
Sign agreement with final architectural and engineer drawings—whether provided by you or prepared by Jensen Contracting.
- Kick-Off Meeting & Schedule
All parties meet—Owners, Architects, Project Manager, and Superintendent. All submittals reviewed, design adjustments made, and construction schedule delivered.
- Permitting & Site Mobilization
We acquire all necessary permits from government agencies, set up erosion control and site barricading, protect existing construction, hold the first OSHA safety meeting, and launch our online construction software for real-time project tracking.
- Construction & Pre-Inspection Walkthroughs
Before any official inspection, you and your architect walk through to inspect framing, plumbing, electrical, and HVAC before walls are closed.
- Progress Inspections
Regular jobsite inspections prior to releasing payment applications—complete transparency at every stage.
- Pre-Completion Punch List
Final walkthrough with all parties to establish punch list items before final payment.
- Certificate of Occupancy & Key Handoff
Labeled door keys delivered when Certificate of Occupancy is acquired from the City or County.
- Final Payment & Documentation
Receive one-year warranty on all work, Release of Lien from all subcontractors, As-Built drawings showing any design changes, complete paint color codes, product warranties, and Operation & Maintenance manuals.
- Systems Training
We arrange comprehensive training for your employees on HVAC, electrical panels, security systems, fire sprinkler systems, and basic maintenance.
